Almost.....i almost closed....
What an adventure yesterday!
Brought my buyers for viewing at SK district at Blk2xx.
Its a well reno, well kept 5 room flat which my buyer likes it alot. Unblocked and high flooring as well.
Well, due to high demand in the property market, and of cos, of the virtues of the unit as stated above, it attracted 4 groups of buyers, China couple, Indian Couple, local chinese couple and my buyer for a 2nd view of this unit in the evening. So to be fair for everyone who came for 2nd viewing, Seller's agent decided to do bidding auction so that highest offer will eventually get this unit.
After discussion with my buyer, we eventually offer 65k as our best price offer.
According to seller's agent, seller actually prefer to sell this unit to my buyer...coincidentally, both seller and my buyer have the same surname and same dialect group. But who knows, both China couple and my buyer offered same amt, and eventually, China couple up the COV to another 12k which is 77k COV!!! My buyer gave up....
China people are cash rich man! how can the local or Malaysian PR fight with them?
I almost close the deal man! Arghhhhh...pity my buyer! They been searching their Dream House for long!
Although my commission will be higher with high COV, but seeing young Singaporean having to fight for a roof over their head with foreigners....my heart really goes out to them! We are Singaporean, don't we have the rights/priority to have a roof over our head in our own land, Singapore?!

VGC (Volunteer Guitar Connection) Gathering @ Marina Barrage
We had our 1st VGC gathering in year 2011 on Vesak Day at the Marina Barrage from 4-8pm.
We are blessed with good weather although there are some dark clouds 'floating' above our heads.
Well, its a potluck session where everyone contributed their fair share of food. Vegetarian beehoon, Potatoes Salad, fruits Salad, Curry Chicken, Curry Puff, Agar Agar, Durian Puffs, Hotdogs, Nuggets etc. Wow!!!! Eat till my stomach almost exploded (although i ate only vegetarian food).
'Big fish, small fish' for a start, then 'Blanket game' to get to know all members and eventually, our very own VGC's 'Don't Forget The Lyrics'.
Guitars playing, sing along and percussion accompany...i personally had a good time with my fellow volunteers! (although was interrupted by a few business calls)
Thanks to the Welfare com, and everyone who participated.
May we form Greater bonds, Grow the family and bring more Live Music to the beneficiaries whom we hold dearly.

Vesak Day
Vesak Day is a day that is important to all Buddhist. Because its the day where the Buddha was born, gain Enlightenment and enter Nirvana.
For me, Vesak Day is a day for me to reflect on my being.
On the eve of Vesak Day, i will, together with family & friends, proceed to KMS temple situated in Bishan to do our regulate 3 steps 1 bow ceremony. I do not consider myself a devoted Buddhist though or in fact, am not an official Buddhist because i never go through any ceremony to become one.
But i love the teaching of the Buddha and had benefited it when applying it in my daily life. (FYI, i was introduced to Buddhism through the Religion Knowledge (RK) classes during my secondary school time.)
I'm not sure on the purpose or reasons for the rest who did this ceremony. For me, this ceremony have a few significant meanings. They are: Patience, Mindfulness, Perseverance, Discipline & Compassion.
Patience because we have to wait for few hours before we can start the ceremony of 3 steps 1 bow and of cause, to have the Patience to finish the ceremony gracefully.
It is during these period that you can see the behavior of each and every devotee. Some will just quit due to the long queuing and long awaiting time. Some will become impatience, hence starts to be harsh in their speech and behavior. So this is where Mindfulness & Compassion comes in place whereby we should watch our thoughts, speech and actions, and have a loving compassion attitude towards all.
Ironically, some devotees did not practice Mindfulness & Compassion which Buddha Himself have taught always. For what i see, many just come for the sake of coming, or follow blindly on this yearly ceremony. It is sadden to see people smoking before the ceremony starts, forgetting that there are many 2nd hand smokers around and that the place is already very hot and humid. You can also see rubbishes lying around in the premises...
When the ceremony actually starts, we must possess Discipline and Perseverance to continuing do the 3 steps 1 bow till we complete the whole area of KMS (which is about 15km) despite the tiredness, sweat and knee pain. This serve as a reminder to us that no matter what obstacles faced in life, we will eventually overcome it with the correct mindset, perseverance, discipline and determination.
I use this yearly ceremony to remind myself of the teaching of the Buddha. Not so much of a devotee mindset though. But of cause, HE will be someone whom i respect for the rest of my life.
